Our agency
Luxury Properties is the result of a long friendship between Romy Stepniewski and Gérald Tuil, both from the real estate background.
How did the idea of partnering come about?
Romy: It happened very naturally. We each have our agency (Editor's note: Avenue de Paris for Romy and Nestenn for Gérald) and had been collaborating together for at least 6 years.
Gérald: Yes, whenever we had a property or a search, we would automatically share it with each other. So, one day, we simply said to ourselves that we were already like a single agency.
Neither of you were doing seasonal rentals in your agencies, why venture into this new area?
Romy: First of all, we are two people who love new challenges and stepping out of our comfort zones. So, partnering together meant for us that we were going to do things differently from what we had been doing so far.
Gérald: Exactly! Moreover, we both were doing transactions and traditional rentals, Romy does real estate hunting, and I also have a property management company. Therefore, we already had all the elements for seasonal rentals. We just needed to adapt a few details.
What is your vision of luxury accommodation? More specifically, what does luxury represent for you?
Gérald: In the real estate field, luxury represents an exceptional level of quality, comfort, design, and high-end presentations. It's often spacious spaces that come to mind, but a 30m^2 apartment can totally be luxurious!
In summary, luxury in real estate is translated into a high-end residential experience, combining elegance, comfort, exclusivity to meet the needs and expectations of the most demanding buyers.
Romy: Luxury is comfort. The comfort of service that frees your mind from tasks to be done, just like the comfort of a place. Luxury is also freedom. It's loving what you do and being happy to get up in the morning.
Is it difficult to work with a friend?
Gérald: Working among friends is a great experience, at least from my point of view. There are some very important points for it to work: clearly defining each other's role, communicating, respecting each other, distinguishing between professional and personal. And above all... Having a laugh! Because yes, we love our job and we love to do it seriously without taking ourselves seriously!
Romy: It's true that we laugh a lot! At the same time, with Gérald, you better have a sense of humor, because he's so unbearable otherwise {laughs}
Do you have partners who support you in your missions?
Gérald: Yes, we work with many partners in France and internationally. This can range from the real estate agent searching for their clients, to an athlete's agent, through to international concierges, etc...
Romy: For service providers, we are in relation with various cleaning companies, suppliers of household/ bathroom linens, architects, luxury car rental companies, famous restaurant chefs... We want to be able to provide any service to our clients.
Why should an owner go through you to rent their apartment or villa?
Romy: Because we are ultra-committed to our clients. We really do everything possible to surpass ourselves. It's also for this reason that we choose nice clients. {laughs} I say that jokingly, but it's not a joke. A good relationship with its owners is very important, because to do good work, both parties need to feel confident.
Gérald: It's true! I also think that our main assets are our customer service and our relationships. We leave nothing to chance and want our clients to have the best experience.
Is your clientele French, international, or both?
Gérald: We have a French clientele, of course, but also broadly international! Our clients come from all over the world and it's simply wonderful!
Romy: I've lived abroad a lot, which means I've accumulated a large international network.
Will you only operate in Paris/Ile-de-France, Côte-d'Azur, and Monaco, or are you considering other areas? In France, internationally...?
Romy: Currently, we continue to evolve in these three areas. We will soon expand our activity zone with Corsica. This will certainly be followed by Lower Normandy and the Mountain.
Gérald: International? Why not. We already have many partners abroad who ask us to open Luxury Properties, so the real question would be, When? :)
