Île de Ré: A real estate market to watch for rental investments.

To help you understand this interesting real estate market, here is our analysis.

From a general perspective and by way of introduction, it should be noted that, in terms of seasonal rentals, the Île de Ré is divided into three zones:

an area of very high tourist appeal:

La Flotte – Saint Martin – La Couarde

an area with strong tourist appeal:

Le Bois Plage – Les Portes – Ars-en-Ré, and to a lesser extent, Sainte-Marie-la-Noue

Area with low tourist appeal:

Loix – Sainte Marie (Rivedoux side) – Rivedoux

This level of tourist appeal is a crucial factor to consider when purchasing real estate as a rental investment.In fact, the property’s occupancy rate will inevitably depend on its location. Thus, while an occupancy rate of 25 weeks per year is feasible in an area with high tourist appeal, it will be extremely difficult to rent a property located in an area with low tourist appeal for more than 10 to 15 weeks per year (namely during summer break, All Saints’ Day break, and Easter break; possibly Christmas break as well).

In this regard, rental rates on the island vary depending on the season and periods of higher or lower tourist traffic. There are four distinct seasons:

Off-season: 25 weeks per year

Fall/Winter*

* Excluding All Saints’ Day and Christmas holidays

Mid-Season: 19 weeks per year

1 week in September / Spring / School breaks*

*Excluding the February school break (low season)

High season : 2 weeks per year

First week of July / last week of August

Peak Season: 6 weeks per year

The last 3 weeks of July / the first 3 weeks of August

Generally speaking, it’s often said that “everything rents” during the high and very high seasons, “nothing rents ” during the low season, and “it all depends ” during the mid-season, depending on the location!

With these initial general considerations in mind, the analysis of potential rental income is therefore based on two key criteria: the property’s location and its intrinsic quality.

As we mentioned earlier, this location criterion —which allows us to assess the quality of a home’s setting on the Île de Ré—is a decisive factor. Rentals near a beautiful beach, villas in quiet settings, or those near a harbor or the bustling center of a city are naturally more sought after and, as a result, command higher prices.

The second criterion relates to the quality of the property, the attention paid to its style and decor, its comfort, and the level of amenities provided to tenants—including whether or not there is a heated or unheated pool, high-speed internet access, a Nespresso machine, iPod docks, etc.), as well as the cleanliness and comfort of the bedding. All of these factors have a significant impact on the level of rental yield that can be expected.

Our tips for a profitable rental investment:

– NEVER neglect the amenities provided for your tenants

– Don’t buy a property that YOU like; instead, buy one that meets rental demand.

– NEVER let your emotions get in the way when making a purchase intended for rental purposes.

– Pay close attention to the furnishings and decor; set yourself apart from the competition

– Make sure to give your guests a warm welcome (wine, a gift basket, a list of the island’s best spots, etc.)
