Thus, while an occupancy rate of 25 weeks per year is feasible in an area with high tourist appeal, it will be extremely difficult to rent a property located in an area with low tourist appeal for more than 10 to 15 weeks per year (namely during summer break, All Saints\u2019 Day break, and Easter break; possibly Christmas break as well). <\/p>\n\n<p class=\"wp-block-paragraph\">In this regard, rental rates on the island vary depending on the season and periods of higher or lower tourist traffic. There are four distinct seasons: <\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; <strong>Off-season<\/strong><strong>: 25 weeks per year<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Fall\/Winter*<\/p>\n\n<p class=\"wp-block-paragraph\">* <em>Excluding All Saints&#8217; Day and Christmas holidays<\/em><\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; <strong>Mid-Season<\/strong><strong>: 19 weeks per year<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">1 week in September \/ Spring \/ School breaks*<\/p>\n\n<p class=\"wp-block-paragraph\"><em>*Excluding the February school break (low season)<\/em><\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; <strong>High season <\/strong><strong>: 2 weeks per year<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">First week of July \/ last week of August<\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; <strong>Peak Season<\/strong><strong>: 6 weeks per year<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The last 3 weeks of July \/ the first 3 weeks of August<\/p>\n\n<p class=\"wp-block-paragraph\">Generally speaking, it\u2019s often said that <em>\u201ceverything rents\u201d<\/em> during the high and very high seasons, <em>\u201cnothing rents<\/em> \u201d during the low season, and <em>\u201cit all depends<\/em> \u201d during the mid-season, depending on the location!<\/p>\n\n<p class=\"wp-block-paragraph\">With these initial general considerations in mind, the analysis of potential rental income is therefore based on two key criteria: the property\u2019s location and its intrinsic quality.<\/p>\n\n<p class=\"wp-block-paragraph\">As we mentioned earlier, this <strong>location criterion<\/strong> \u2014which allows us to assess the quality of a home\u2019s setting on the \u00cele de R\u00e9\u2014is a decisive factor. Rentals near a beautiful beach, villas in quiet settings, or those near a harbor or the bustling center of a city are naturally more sought after and, as a result, command higher prices. <\/p>\n\n<p class=\"wp-block-paragraph\">The second criterion relates to the <strong>quality of the property<\/strong>, the attention paid <strong>to its style and decor<\/strong>, its <strong>comfort<\/strong>, and the level of amenities provided to tenants\u2014including whether or not there is a heated or unheated pool, high-speed internet access, a Nespresso machine, iPod docks, etc.), as well as the cleanliness and comfort of the bedding. All of these factors have a significant impact on the level of rental yield that can be expected.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Our tips for a profitable rental investment:<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; NEVER neglect the amenities provided for your tenants<\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; Don&#8217;t buy a property that YOU like; instead, buy one that meets rental demand.<\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; NEVER let your emotions get in the way when making a purchase intended for rental purposes.<\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; Pay close attention to the furnishings and decor; set yourself apart from the competition<\/p>\n\n<p class=\"wp-block-paragraph\">&#8211; Make sure to give your guests a warm welcome (wine, a gift basket, a list of the island\u2019s best spots, etc.)<\/p>\n\n<p class=\"wp-block-paragraph\">The \u00cele de R\u00e9 is a very good deal from a rental investment perspective.
