After banking secrecy, it\u2019s real estate\u2019s turn&#8230; <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>The goal is simple:<\/strong> to enable each tax authority to have a comprehensive and reliable overview of the real estate owned by its residents, even abroad.<\/p>\n\n<p class=\"wp-block-paragraph\">25 (initial) countries and one territory\u2014including France, Germany, Italy, Spain, Portugal, and the United Kingdom\u2014have declared their support<strong> for<\/strong> this<strong> new international agreement to lift the secrecy surrounding real estate holdings abroad<\/strong>.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong><em>List of current signatories:<\/em><\/strong> South Africa, Germany, Belgium, Brazil, Chile, South Korea, Costa Rica, Spain, Finland, France, Greece, Iceland, Ireland, Italy, Lithuania, Malta, New Zealand, Norway, Peru, Portugal, Romania, United Kingdom, Slovenia, Sweden, Gibraltar.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>By 2029\u20132030, France will automatically receive the following each year:<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>the address and location of the properties<\/li>\n\n\n\n<li>the value of the property<\/li>\n\n\n\n<li>the identity of the owners, whether individuals or corporations<\/li>\n\n\n\n<li>information about the beneficial owner<\/li>\n\n\n\n<li>rental income received<\/li>\n\n\n\n<li>any sales or capital gains realized<\/li>\n\n\n\n<li>any donations made<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\"><strong>Direct consequences:<\/strong><\/p>\n\n<ul class=\"wp-block-list\">\n<li>Rental income earned abroad will be included in the calculation of income tax.<\/li>\n\n\n\n<li>The value of assets located outside France will be included in the calculation of the IFI.<\/li>\n\n\n\n<li>International broadcasts will be available.<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\"><strong>Note<\/strong>: France had already conducted more than 50,000 audits over the past five years targeting undeclared real estate holdings abroad, resulting in average tax assessments of approximately \u20ac30,000 per case audited.<\/p>\n\n<p class=\"wp-block-paragraph\">This move is just the beginning of a broader initiative: the OECD is working toward full transparency on all non-financial assets.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>We therefore encourage taxpayers who own property abroad to consult their tax attorney and voluntarily regularize their undeclared real estate holdings abroad in order to protect themselves and address potential tax and criminal liabilities as soon as possible.<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">Richard Bellanger | RB CONSEIL<\/p>\n\n<p class=\"wp-block-paragraph\">Source: <a href=\"https:\/\/presse.economie.gouv.fr\/engagement-collectif-a-echanger-les-renseignements-deja-disponibles-sur-les-biens-immobiliers\/\">https:\/\/presse.economie.gouv.fr\/engagement-collectif-a-echanger-les-renseignements-deja-disponibles-sur-les-biens-immobiliers\/<\/a><a href=\"https:\/\/www.linkedin.com\/in\/realestateinfrance\/\"><\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>In the area of information exchange, a major agreement was just announced in early December 2025:the AMAC RBI ( Multilateral Agreement Among Competent Authorities on Real Estate Information).
