But in the luxury market, this approach is insufficient\u2014and sometimes even misleading. Two 300-square-meter apartments can have radically different values. And the difference often has nothing to do with square footage\u2026   <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Scarcity is the true driver of value<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">A property becomes expensive not because it is large, but because it is difficult\u2014or even impossible\u2014to replicate.<\/p>\n\n<p class=\"wp-block-paragraph\">Scarcity can take many forms:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>an unobstructed view of a landmark or an iconic cityscape<\/li>\n\n\n\n<li>a unique address, on a historic street or in a highly sought-after micro-neighborhood<\/li>\n\n\n\n<li>remarkable architecture designed by a renowned architect<\/li>\n\n\n\n<li>exceptionally high ceilings or a protected historic feature<\/li>\n\n\n\n<li>or simply\u2026 the lack of a comparable offering on the market<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">In such cases, the property is no longer comparable. It stands out on its own. <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>The luxury market does not operate like a volume-driven market<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">In the standard real estate market, supply and demand are balanced by quantity. In the luxury market, the opposite is true: it is uniqueness that creates demand. A rare property attracts multiple buyers at the same time. And it is this competition\u2014more than the square footage or amenities\u2014that determines the final value. This is also why some \u201cmore ordinary\u201d properties in prime locations sometimes sell for higher prices than larger apartments that lack uniqueness.    <\/p>\n\n<p class=\"wp-block-paragraph\"><strong>A square meter is a figure\u2026 not a truth<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The price per square meter remains a useful tool for comparison. But it becomes insufficient as soon as you enter the premium segment. <\/p>\n\n<p class=\"wp-block-paragraph\">For it does not measure either:<\/p>\n\n<ul class=\"wp-block-list\">\n<li>the atmosphere of a place<\/li>\n\n\n\n<li>the vision of life it enables<\/li>\n\n\n\n<li>nor the uniqueness of its market positioning<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">However, in the luxury sector, it is precisely these factors that trigger the decision to buy.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>What High-End Buyers Are Really Looking For<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">The most discerning buyers aren&#8217;t looking for \u201cbigger.\u201d They&#8217;re looking for: <\/p>\n\n<ul class=\"wp-block-list\">\n<li>in a better location<\/li>\n\n\n\n<li>more exclusive<\/li>\n\n\n\n<li>more unique<\/li>\n\n\n\n<li>more irreplaceable<\/li>\n<\/ul>\n\n<p class=\"wp-block-paragraph\">In other words: something that others won&#8217;t have.<\/p>\n\n<p class=\"wp-block-paragraph\"><strong>Conclusion<\/strong><\/p>\n\n<p class=\"wp-block-paragraph\">In the luxury real estate market, value isn\u2019t just a number.
